What a typical Crawlspace Medic job runs

Your crawl space isn't sealed off from the rest of your home. It's the air you breathe.

Warm air rising through the house pulls air up out of the crawl space with it. When that space stays damp, Charleston homeowners feel it upstairs: musty air, sticky rooms, and higher power bills.

Why the Lowcountry calls us first

Why we're the crawl space company Charleston homeowners trust.

We're local and know our market: Most older Charleston homes stand on a crawl space: an unconditioned area under the house, open to the elements through vents, where the wood framing and the foundation live. In the Lowcountry, what finds its way in is moisture. It grows the fungus, mold, and mildew that can drift up into the home through cracks in the floor system, and it feeds the wood rot that works on the structure itself.

June through October is when it peaks. The humidity here is outrageous in a way Charlotte, Columbia, Greenville, and Nashville simply do not match, and the heat makes the ductwork in a crawl space sweat, adding its own moisture to the air down there. Our answer is prevention: a dehumidifier, a ground vapor barrier, and sealed vents protecting everything underneath the home.

From June through October, the humidity is outrageous and the heat is crazy. You are not going to get the humidity we have here in Charlotte, Columbia, Greenville, or Nashville.

They did a great job four years ago with a partial encapsulation of my crawl space. I reached out recently due to some user error on my part with the dehumidifier, and Danny came right over and fixed it for no charge. Customer service is top notch. Do not hesitate to use Crawlspace Medic. They are wonderful.

How It Works

Simple, and on your terms.

Free inspection

We look at the wood members, the floor system, and the ductwork, and we photograph what we find. In the Lowcountry it almost always traces back to moisture.

Solutions, not systems

We are a solutions based company, so we quote what your crawl space actually needs. If a 10 mil barrier, sealed vents, and a dehumidifier will do it, we are not going to quote you to wrap the walls and piers.

We fix the cause

We install the ground vapor barrier, seal the vents, and set a Santa Fe dehumidifier to hold the moisture down. We carry 10, 14, and 20 mil, and we handle cleanouts, fungal treatment, and subfloor repair when a CL-100 calls for it.

Pricing, compared.

How our price stacks up against the rest.

Cut-rate crews

$1,000–$2,000

A loose sheet of plastic over the problem. Fails, then gets redone on top of the damage it let happen.

Where we sit, on purpose

Crawlspace Medic

$5,000–$10,000

The honest middle: real materials, sealed and dried, done right the first time.

National foundation chains

$15,000–$30,000

The same scope, plus the markup for a full, white-labeled system.

That $5,000–$10,000 band is where most encapsulation jobs land, not a cap. Larger crawl spaces, structural repair, or a full restoration run higher: a complete restoration on a bigger home can reach $15,000 or more. Your exact price comes from the inspection, based on size, access, and what the crawl space actually needs.

What We Measure

Where your framing falls on the moisture scale

Wood moisture content: what our meter reads
<12%Very dry
12–16%Safe
16–20%Elevated
>20%Active damage likely

12–16% is safe. Once framing crosses 20%, active decay becomes likely, and the report shows you exactly where yours reads.

Common Questions

Charleston crawl space questions, answered.

Do you do foundation repair?

No. Crawlspace Medic handles crawl space encapsulation, repair, and diagnostic inspection. We do not install push piers or helical piers, and we do not do slab leveling. If your inspection reveals foundation movement beyond the crawl space framing, we refer you to a foundation specialist.

How much does crawl space work cost in Charleston?

It depends on the space and the fix, and we quote only after a free inspection. For context: the cheapest crews lay loose plastic over a crawl space for $1,000 to $2,000, national chains average $15,000 to $30,000, and a typical Crawlspace Medic job runs $5,000 to $10,000. We are a solutions-based company, so if a 10-mil barrier, sealed vents, and a dehumidifier are all your home needs, that is all we will quote.

What is a CL-100, and can you fix what it flags?

The CL-100 is the wood infestation report South Carolina home sales run on, and yes, we fix what it flags. We had a seller whose report came back showing high moisture under the home, fungus on the wood members, and subfloor rotted out around the bathroom toilets and vanities. We did a cleanout, sprayed and removed the fungus, and relaminated the subfloor to get everything back up to code. He sold the house on time without any hiccups.

Why is the ductwork under my house dripping?

It is sweating. From June through October the humidity in Charleston is outrageous, and you are not going to get that in Charlotte, Columbia, Greenville, or Nashville. That hot, humid air meets the cooler ductwork in your crawl space and condenses, which puts even more moisture into the space. Installing a ground vapor barrier, sealing the vents, and running a dehumidifier is how we stop it.

Will you try to sell me a full encapsulation I don't need?

No. We are a solutions-based company, so we look at what the crawl space actually needs instead of offering the most expensive option every single time. If your home only needs a 10-mil vapor barrier, sealed vents, and a dehumidifier, we are not going to quote wrapping the walls or piers unless it is absolutely necessary. We try to be honest and upfront from the beginning.

Find out what your crawl space actually needs.

We inspect, photograph what we find, and give you a written report you keep, whether or not you choose us. If Charleston homeowners only need part of the work, we say so.
