Most people never go in their crawl space. Out of sight, out of mind, while unchecked water, moisture, and wood-destroying insects do serious long-term damage below. Somebody has to look. Since 2011, that’s been us.
Where We Started
Founded on Honest Assessments, Columbia, SC, 2011
Crawlspace Medic opened in 2011 in Columbia, South Carolina. The company was started out of a need for honest, truthful assessments of the problems under people’s homes, and it has deliberately stayed focused on that work rather than diluting into one-size-fits-all services. Fifteen years later, that single Columbia operation has grown into over 30 locations across 11 states.
You can trace the growth through the people. Greg Bajan joined that original Columbia operation as roughly employee number four. He learned the business the hard way during the 2015 Columbia flood, opened Charlotte in 2016, and now runs our Richmond market.
How We Think
Education First, Sales Second
Jon Dando, Crawlspace Medic’s founder-figure and on-camera brand expert, built the education tools we still hand homeowners today. One example: a wood moisture content chart drawn from Clemson Extension data, made so customers can interpret their own inspection readings. The point isn’t marketing. “We want customers to be educated and make good decisions about their crawl space.”
That philosophy has a blunt edge, and we like it that way.

The crawl space is the most important room in your house: it holds the floor structure, the HVAC ductwork, the plumbing, and the electrical that make the home livable. When it stays wet and uncared for, those systems break down. Our job is to protect the families of our customers through the solutions we offer.

How We Grew
A Network Built on Relationships, Not Acquisitions
Crawlspace Medic didn’t grow by buying up competitors. Operators in at least nine of our markets joined through church connections, youth-sports friendships, family ties, and long friendships with Jon Dando and with each other.
Alabama is a family story. Jeff Wilson opened Greenville with Rick Bunge in 2019 after his nephew recruited him. He opened Birmingham in 2021 with his son-in-law Aaron Davey, and now runs Tuscaloosa. Savannah’s operator, Logan Wilson, started in crawl spaces at 17. He then joined Crawlspace Medic and worked his way up to running a market.

People stay, which says more than we could. Columbia’s lead inspector has about 12 years with us and its production manager about 8. Sandhills’ three crew leads each have 3+ years, which one operator calls unheard of in this business, and Richmond keeps crew members 5 to 6 years. When the same crew shows up year after year, you’re not getting a stranger under your house.

What We Do (and Don't)
Solutions, Not Systems
Crawlspace Medic is a residential services company focused on moisture remediation and structural repair under your home: inspections, encapsulation, crawl space repair, crawl space waterproofing, and basement waterproofing.
We install solutions rather than systems. All of our markets follow the same discipline: no one-size-fits-all packages, itemized proposals, and evidence behind every recommendation. “If I’m going to suggest a repair, there’s going to be evidence to back it up.” The honest version of that discipline includes what we won’t do. We don’t underpin foundations, level slabs, or inject foundation cracks; when your home needs that work, we say so and refer you to a structural specialist.
It starts the same way for every homeowner in every market: a free inspection, photos in hand, and a straight answer.
