Warning Signs
Seven Signs Something's Wrong Below
You don’t need to crawl under your house to know something’s off down there. “If there’s a problem down there, it will show up in the rest of your home.” A musty or wet-dirt smell upstairs is the single most common reason homeowners call us, in every market we serve. One sign is enough to justify a free look; you’re not committing to anything but the truth.
- Standing water or damp soil under the home
- A musty smell indoors
- Visible mold or mildew
- Sagging or bouncy floors
- High humidity or condensation
- Damaged or fallen insulation
- Pest or rodent evidence
What We Do
Five Ways We Fix What’s Under Your Home
How It Works
Inspect. Report. Fix.
Inspect.
It starts with a free inspection, and free means free: across 25,000+ invoice lines in our network, an inspection has never appeared as a billed item. A specialist crawls your full crawl space or basement, photographing as they go.
Report.
You get the photos, the moisture readings, and a plain explanation of what they mean. We built our education tools so customers can interpret their own inspection results, because you shouldn't have to take our word for it.
Fix.
We install solutions rather than systems: itemized proposals driven by evidence, not one-size-fits-all packages. “If I'm going to suggest a repair, there's going to be evidence to back it up.”
Why It Matters
The Air In Your Crawl Space Doesn't Stay Down There
Your house breathes from the bottom up. As warm air rises and escapes high in the home, replacement air gets pulled up from the crawl space, so a damp crawl space feeds the air you’re breathing upstairs. Musty smells, cold floors, and stuffy rooms are the usual tells. In a home with a vented crawl space, roughly 40% of first-floor air can come from the crawl space; sealing brings that under 6%.

Our Mission
The Most Important Room in Your House
The crawl space holds the systems that make your home livable: the floor structure, the ductwork, the plumbing, the electrical. When it stays wet and uncared for, those systems break down. That’s why our sign-off has always been the same: we cure sick crawl spaces, because a healthy home starts from the ground up.
“We care about crawl spaces because we care about the people who live in the houses above them.”
The Honest Middle
We'd Rather Lose a Sale Than Sell You Something You Don't Need
Big-ticket scare quotes are common in this business. Our operators routinely land the same scope of work at a third to a half of large-competitor pricing, with documented examples: a $45,000 quote done for $19,000, a $61,000 quote pared to a $15,000 plan. And when the honest answer is “you don’t need anything,” that’s the answer you’ll get. Operators across our network document walking away from unneeded work, including a clean crawl space reading healthy moisture levels after a competitor’s scare photos: “I don’t need to sell you something you don’t need.”

What Homeowners Say
Customer Reviews, in their words.
“They supported beams and waterproofed crawlspace. Installed dehumidifier. Excellent work done in a timely, professional manner from estimate to job completion. Very reliable. Did not oversell the job Completely pleased with results and with price for services. Great response time. Took time to answer questions.”
“I highly recommend Keith. He's very professional and his thorough inspection exceeded my expectations. Very satisfied from start to finish.”
“I had Crawlspace Medic out to my home in the Decatur area, and I am incredibly impressed. They solved the high humidity and musty odor issues really well. The team was great to work with. Max diagnosed the issue quickly and recommended a full crawl space encapsulation with a new dehumidifier installation. The process was fast, and the crew was very professional. This was a long-term foundation investment that was worth it for our house. Highly recommend for any moisture issues”
“Awesome experience! I had Crawlspace Medic complete a full encapsulation of my house. They completed the job on time and budget and I was very happy with their value. About six months after, the humidifier they installed was making a strange sound - I called them and they replaced it at no cost. I highly recommend Clark and his team.”
“We called Crawlspace Medic after seeing cupping on our hardwood floors. Daniel was quick to come out. He took tons of pictures and showed us the issues that needed to be addressed. He was clear on what he suggested we do (dehumidifier and encapsulation) and very fair on pricing. The day of our install, Jeremy was on time (calling and texting ahead to let us know he was on his way) & thorough. It took two days to complete the work (something they told me ahead of time) and at the end he showed us all the pictures of the completed work. We are grateful to Daniel and Jeremy for the high quality work and thorough communication. We will continue to share Crawlspace Medic with friends and family.”
“These guys came out within an hour of calling them. They were so kind and personable. We had a bit of a mess under our house and they were able to steer us in the right direction, free of charge! We are a small 501c3 so we appreciate honesty and local business! Would highly recommend”

Common Questions
Crawl space questions, answered.
Do you serve my area?
We operate over 30 locations across 11 states, each locally owned and operated by people who live in the communities they serve: the Carolinas, Georgia, Tennessee, Alabama, Kentucky, Virginia, Indiana, Ohio, Missouri, and Arkansas.
Are inspections really free?
Yes. Free inspections are standard across our network, and in 25,000+ invoice line items, an inspection has never once appeared as a billed charge. You get the photos and findings whether you choose us or not.
What don't you do?
We're a residential services company focused on moisture remediation and structural repair under your home. We don't do push piers, foundation underpinning, slab leveling, or foundation crack injection. When an inspection shows you need that kind of work, we tell you and refer you to a structural specialist.
Who is Crawlspace Medic?
We opened in 2011 in Columbia, South Carolina, and grew to over 30 locations across 11 states. The company was started out of a need for honest, truthful assessments of problems under people's homes, and that's still the job.
My problem is just a musty smell. Is that worth a call?
Yes. A musty or wet-dirt smell upstairs is the most common trigger call we get across every market, and it almost always traces to hidden moisture below. After remediation, homeowners report no bad smells coming up through their vents.
