Your first floor breathes crawl space air.
Around Indy the soil runs from sandy to clay, and we have a high water table here and in the surrounding area. That means water in the crawl space is a normal call for us, not a rare one, along with sump pump repair. We get a ton of rain in March, April, May and even into June, so the rainy season alone puts water under a lot of houses. It also gets cold up here, which is why we do so much work insulating walls and rim joists.
When the rain lets up, the humid season takes over and runs until about September. So you go from standing water in the spring to saturated air in the summer, and that saturated air is what causes odors and fungal growth for homeowners. Most of our work runs across Indianapolis, Central and Southern Indiana, and those two seasons are why our phone rings from March through October.

We read wood moisture on a scale where 12 to 16% is safe and anything over 20% means active damage is likely, and we would rather you ask a million questions than spend money on the wrong repair. If the right answer is monitoring your dehumidifier and a couple of easy fixes, that is what the report will say.

More Than a Foot of Standing Water and a Homeowner Who Needed Some Help
One homeowner had thousands of gallons of water, over a foot deep, standing in his crawl space. The crew pumped it out, and when it refilled the next day they traced the cause to a water leak. The homeowner was elderly and had no cell phone, so Matt helped him line up a plumber and an electrician, then came back to treat the fungal growth the water had left behind. When someone invites us into their home, we don't want them to feel like another work order. We take the time to explain what we find, help them understand their options, and, when we can, help them navigate problems that may extend beyond the work we perform ourselves.

Do you do foundation repair?
No. Crawlspace Medic handles crawl space encapsulation, repair, and diagnostic inspection. We do not install push piers or helical piers, and we do not do slab leveling. If your inspection reveals foundation movement beyond the crawl space framing, we refer you to a foundation specialist.
How much does crawl space encapsulation cost in Indianapolis?
