Nick Hoyt is the operator of Crawlspace Medic of Seattle, and he has lived in Seattle for more than three years. Crawlspace Medic itself goes back to 2011, when it opened in Columbia, South Carolina. It began because homeowners needed an honest read on what was happening under their houses, and that is still the work.

Crawl space framing is our lane, and we stay in it. Push piers, helical piers, and slab leveling are foundation-contractor work, and we do not sell them. When our inspection shows the foundation itself is moving, we say so plainly and point you to a structural specialist, because a well-sealed crawl space on a failing foundation helps no one. You will never find those services padded onto one of our estimates.

What does a crawl space inspection cost in Seattle?

Is crawl space cleaning the same as encapsulation?
It depends on what the job includes. Do you do foundation repair?
No. It is outside our scope: we leave push piers, helical piers and slab leveling to foundation contractors. What Crawlspace Medic repairs is the wood structure inside the crawl space: sills, joists, girders, and the supports beneath them. If our inspection suggests the foundation has shifted, we say so and name the kind of specialist who should look at it.
Do you work on basements too?
Yes. Crawlspace Medic's approach to a wet basement is interior drainage first: drains below the slab along the inside of the foundation, a sump pump, and permanent dehumidification. Our inspection covers a basement the same way it covers a crawl space.
I found water under my house. What should I do first?
Don't panic: water being there is not the problem, water staying there is. Then take three steps in order: work out where the water is coming from, get air moving so the space can start to dry, and have a waterproofing professional look at it.
Should crawl space vents be open or closed?
For a long time the advice was to leave the vents open so moisture could get out, but it works the other way: open vents let humid air in. Building science now favors a sealed crawl space, in warm climates and cold ones alike.
