What Chris saw in Athens crawl spaces
Before opening South Georgia, Chris spent about four years with Crawlspace Medic in Athens, GA.
In Athens, the most common problem he found was high wood moisture content leading to mold, mildew and fungal growth. Moisture most often got in three ways: an incomplete moisture barrier that let soil moisture rise, groundwater after a heavy rain, and high outside humidity. The groundwater came through the crawl space wall or by erosion under the footing, which can wash out soil, cause settlement and lead to structural issues.
The busy season ran roughly April through September, cresting in mid-summer. In summer most crawl spaces had sweating duct lines, even when nothing else was wrong, because ducts sweat where hot outside air meets cool conditioned air. Winters were slower because the air was drier and cooler, except in a wet winter: the more it rained, the more inspection calls came in.
Around Athens the ground is clay-based, and clay holds moisture. Sandy soil lets groundwater percolate faster, so a crawl space over sandier ground dries out more easily on its own. Chris says South Georgia has both kinds, and he expects its seasons to follow the same pattern. How moisture is getting in at your house is the question the inspection answers.

In Athens, a number of times a buyer had Chris inspect a house before purchase and then chose not to buy it, because the inspection found significant structural issues. Crawl space framing is our lane, and we stay in it. Push piers, helical piers, and slab leveling are foundation-contractor work, and we do not sell them. When our inspection shows the foundation itself is moving, we say so plainly and point you to a structural specialist, because a well-sealed crawl space on a failing foundation helps no one. You will never find those services padded onto one of our estimates.

Do you do foundation repair?
No. Push piers, helical piers and underpinning belong to full-service foundation repair, and that is not work Crawlspace Medic does. Inside the crawl space, we offer center sill repair, band sill, drop girders, metal piers and sistered floor joists for wood rot, termite damage and wood rotted out by moisture. If the trouble is in the crawl space framing, our inspection with photographs is the place to start.
Do I really need the work an inspection recommends?
It depends on how severe the issues are, and the decision is yours. Chris describes his side of it this way: "it's my job not to misinform you and not to let you spend money on a bad repair". Education is our goal, and we tailor our solutions to your home instead of an expensive one-size-fits-all repair. We walk you through what you absolutely need to fix vs what is a nice-to-have option.
Will you put my floor insulation back?
Not fiberglass in the subfloor. In Chris's experience in the Athens market, fiberglass in the subfloor was one of the leading reasons mold grew on the subfloor and floor joists, and it was often pulled so the wood could be treated. When a homeowner asks to re-insulate, his answer is that the dehumidifier has to reach the wood to keep it dry, so the subfloor stays open and the crawl space walls are insulated instead.
