You pick the version
There is the "Cadillac" version and there is what it takes to make your crawl space watertight, and you do not have to buy the first one. We tell you the difference and you choose.
We fix the cause
Vents closed off with foam board, virgin plastic at 10, 12 or 20 mil, socked pipe in washed gravel to a sump basin three feet down, and a Santa Fe dehumidifier. Middle Tennessee bedrock is shallow, so the rain has nowhere to go but your crawl space, and we give it somewhere to go.
Air quality starts in the crawl space
The crawl space is where your indoor air begins.
The dirt in middle Tennessee is good dirt, but the bedrock sits so shallow that rain has nowhere to go. When it rains two or three days straight, the water cannot work its way down into the earth the way it should, so it shows up in the crawl space instead. Daniel inspected a home that was less than six months old to the buyers with about eight inches of standing water under the whole thing after one bad storm. That was the water table doing exactly that.
The bigger everyday problem is humidity. In June, July, and August the vents let hot outside air in while the ductwork under the house is pushing cold air, because everybody has the air conditioner running. Hot air hitting cold ductwork makes condensation, and that puts moisture right into the crawl space air. That is why we find fungal growth on the wood in just about every home in this area, and it is why we close the vents off on about 99 percent of the homes we do here instead of relying on cross ventilation.

Dehumidifiers are Santa Fe, a 70-pint unit for crawl spaces under 1,500 square feet and a 105-pint unit above that, both under 6-year warranties.

Cheap loose-plastic jobs run $1,000 to $2,000 and hide the problem; national foundation chains average $15,000 to $30,000; typical Crawlspace Medic work is $5,000 to $10,000. Eight inches of water under a brand-new house
Local Story
After a bad rainstorm, Daniel inspected a home a family had bought less than six months earlier and found about 8 inches of standing water across the entire crawl space. The house was brand new; the water table in the area had simply risen enough to show itself.
The crew installed a full interior French drain system with three sump pumps, then encapsulated: fungal treatment, dehumidifier, sealed vents. A couple of days after the work finished, the homeowners texted to say humidity was down into the mid-40s, the bad smell coming up through the vents was gone, and they were very happy.

Do you do foundation repair?
No. Crawlspace Medic handles crawl space encapsulation, structural crawl space repair, waterproofing, and diagnostic inspection. We do not install push piers or helical piers, and we do not do slab leveling. If the inspection reveals foundation movement beyond the crawl space framing, we refer you to a foundation specialist.
How much does crawl space work cost in Nashville?

Does every Nashville home need a vapor barrier?
Yes. All homes need a vapor barrier, period. That is the one guarantee Daniel will make after almost 20 years in crawl spaces. Which barrier and how far to take the rest of it is a different question, and that gets answered in person under the house, not over the phone.
Who will actually be in my crawl space?
We are a small team on purpose. Daniel handles the office, the sales inspections, and most of the service calls himself. Anthony is our lead foreman; he started with Daniel at 18 and is working on his 13th year now, and he loves the wood and structural repairs. Our other installer is his little brother, and they take great pride in the way everything looks when they are done, because quality matters more than anything with us.
